Back in December 2024, we released an article where we discussed how Specialist Disability Accommodation (SDA) data can be used to interpret the state of the SDA market: SDA: over supply or under supply?
Fast forward to February 2025, and the release of new data now provides insight into the SDA eligibility decisions AND design category by SA3 region. This allows us to draw conclusions about whether the SDA being built in a region matches the design category participants are being funded for.
In the Quarterly Report (Q2 24/25), this next piece of the SDA data puzzle is included in attachment P, table 18. By comparing this new data to dwelling enrolments, we can clearly see how the SDA market is progressing.
Let’s look at an example SA3 of ‘Ipswich–Inner’, located in Ipswich, South East Queensland. We have extracted the dwelling enrolment data from table 14, to compare that to the new SDA eligibility data in table 18. This is the result: It is very clear to see the following:
There are only 11 Improved Livability dwellings enrolled, but 70 people have been found eligible for Improved Livability. Similarly, there are 11 Fully Accessible dwellings and 77 people with Fully Accessible eligibility. Therefore, we can conclude, Improved Livability and Fully Accessible dwellings are in undersupply.
Conversely, there are 19 people with Robust eligibility, but 51 dwellings. And 32 people with High Physical Support eligibility people and 67 dwellings. Therefore, Robust and High Physical Support dwellings are in oversupply.
By applying information from other tables (we won’t do that in this article to save everyone from falling asleep), we can also take into account unfinished project data.
This new data is vitally important to assist people in determining what SDA to build in what location and help the market better align with people’s needs and funding levels.
